Real estate acquisitions
We buy houses, small apartment buildings, and land directly from owners, agents, and estates, in any condition and often off the open market.
Victoria 1st Holdings is a private holding company. We acquire real estate and established businesses, develop new housing, and renovate homes for resale.
Our foundation is housing. We buy land and buildings that others pass over and turn them into homes people want to live in. Around that foundation, we acquire established businesses and keep them running for the long term.
We work three ways. We acquire property, from vacant lots to occupied buildings. We develop new housing on land that is ready for it. And we fix and flip, renovating outdated or damaged homes and selling them to new owners. Some of what we build we keep as long-term rentals. What we sell funds the next project.
We also buy businesses, most often from owners who are ready to retire or step back. We keep the name, the customers, and the team, and add the capital and systems to help the company grow.
Four lines of work, one standard of quality.
We buy houses, small apartment buildings, and land directly from owners, agents, and estates, in any condition and often off the open market.
On vacant lots and teardown sites, we plan, permit, and build new homes and 2–4 unit buildings, managed from first drawing to final inspection.
We renovate outdated and damaged homes with permitted work and inspections, then sell them to new owners ready to move in.
We buy established, profitable companies from owners planning their next chapter, and keep them operating under their own name.
“We buy what we understand, build what lasts, and keep what works. Everything we own is meant to be handed down.”
Three rules apply to every property we buy, build, or renovate.
Every property is measured against written criteria for price, repair cost, and resale or rental value before we make an offer.
Every business and every property sits in its own company with its own accounts and insurance, so risk stays where it belongs.
Licensed and insured contractors, permitted work, and inspections at every stage. Homes we sell are homes we would put our name on.
If you own a property or a business that fits, we would like to hear from you. Every conversation is confidential.
No listing, no showings, no repairs. Here is what happens after you reach out about a property. Selling a business follows the same steps, with a confidentiality agreement first and a review of the financials before the offer.
Send the address and a few details through the form or by phone. Rough is fine.
We schedule one visit to see the property in person, at a time that suits you or your tenants.
You get a clear written offer that shows the price and who pays which closing costs. No pressure to accept.
A licensed title company handles the closing and the funds. You pick the date and take what you want; leave the rest.
We are building long-term relationships, not one-time transactions.
Send us properties and businesses that fit what we buy. We give a clear answer quickly and close what we put under contract.
Licensed and insured in residential construction or renovation? We are building a vetted team for ongoing projects.
We work with private, bridge, and construction lenders who value written underwriting and documented projects.

No. We buy as-is. Take what you want to keep and leave the rest.
We are buyers, not agents, so there is no commission. Your written offer spells out exactly who pays each closing cost before you sign anything.
Yes. We can buy with tenants in place, and we follow the lease and local law for any changes after closing.
Those are common and can often be paid off from the sale at closing. The title company confirms what is owed before anything is final.
Usually, once the estate gives you the legal authority to sell. If you are not sure where you stand, reach out and we will walk through the questions to ask your attorney.
Yes. We buy established, profitable businesses, usually from owners who want to retire or step back. Everything starts with a confidentiality agreement, so your employees, customers, and competitors don't hear about it from us.
Our plan is to keep both. We buy businesses to run them for the long term, not to break them up. The details are agreed in writing before closing.
No. Victoria 1st Holdings buys property and businesses for its own account. If you would rather list with an agent, we will tell you honestly if that may get you more money.
Victoria 1st Holdings does not publicly identify the companies or properties it owns.
Banks, lenders, title companies, and other counterparties with a business need can request verification of ownership and good standing. Send a request and we will respond directly.
To sell a property or a business, send us a deal, or ask about banking, lending, or verification, send a short note and we will reply directly.
